Summary of Macomb Township HOA Meeting November 2024

I recently attended a meeting for HOA members that was held at the Macomb Township Town Hall.  Here are some updates from that meeting.
 
1.  Sidewalk Replacement-sidewalk replacement is the responsibility of each homeowner.  Once a year, inspectors from the Township will look for damaged sidewalks that need to be replaced.  Homeowners have the option to repair their damaged sidewalks by either having the Township do the repairs (at the Homeowner’s expense) or pay for their own contractor to do the repairs.  Building permits must be pulled if the homeowner does their own repair.
 
 
2.  Road repairs-officially road repairs within a subdivision are handled by the Macomb County Road Commission.  The Road Commission recently put some asphalt down in our sub to deal with some road issues, for example.  Requests for road repairs can be done with the following link.
 
 
Unofficially, the County only has enough money to handle repairs for main roads such as 23 Mile Road, Card Road, Romeo Plank Road, etc.  Road repairs within a subdivision are funded by residents who live in that subdivision.
 
If a road within a subdivision is determined to be unsafe by the Township, repairs are ordered, and the cost of the repairs are funded by each Homeowner who would see the costs for the repairs on their tax bill.  (Repairs are funded by ALL residents within the sub not just residents who live on a certain street.  For example, if repairs need to be done on Pine Cone Drive, all residents with the subdivision pay for the repairs not just the Pine Cone Drive residents.)
 
A Homeowners Association can also ask for repairs to be done and, much like the sidewalk example above, repairs can either be done by the Township (at the Homeowner’s expense) or by a private company hired by the Association.
 
Obviously, having an HOA request for repair to be done is a serious cost issue and would need much further discussion within our sub and HOA on how to move forward.  But do be aware that road repairs are a major issue and need to be addressed.  (A section of Ace Drive just north of the McBride Drain is an example of a road issue within our sub.)
 
3.  Yard Waste Pickup-the last date for yard waste/compost pickup will be with the December 12th service date.
 
4.  Speed Signs-the Township will be testing 3 permanent speed signs to be placed on “connector roads.”  These signs are typically 5 to 10 thousand dollars to be installed and maintained-too expensive for most HOAs to install on their own.
 
Connector roads are roads that are typically wider than other roads and are used to connect two major roads.  Shenandoah Road is an example of a connector road.
 
5.  Streetlights-DTE will be replacing all streetlight light bulbs within our subdivision with LED lights.  These lights are much brighter than the lights we currently have.  (Some lightbulbs have already been replaced-I know Hook Drive and Buick Open Drive have these lights installed.)  The replacement of the lights should occur sometime this winter or spring and are done to save electricity costs.
 
Note:  Many residents in other subs have complained about these lights because they are no longer the orangish/yellow lights that we are used to and are MUCH brighter.
 
6.  Severe Weather Sirens-the Township is planning to add more severe weather sirens.
 
Supposedly the last time the sirens were added was in 2001 when the township was much different from what it is today both in new subdivisions and in open areas such as parks/schools.  Funding is still being worked out.
 
7.  Road Repairs (tentative)
Romeo Plank Road from 21 Mile Road to 23 Mile Road will be widened and sidewalks will be added to both sides of the road.  A roundabout will be added to 22 Mile Road.  (2025 project)
Garfield Road from Hall Road to 21 Mile Road will be widened. (2026 project)
Broughton Road from 25 Mile Road to 23 ½ mile Road will be widened. (2026 or 2027 project)
 
8.    Code Enforcement of Township Rules-2 new officers were hired with a total of 3 officers.  Their goal is to be compliant and not to just write tickets.
